Every property, prior to it being sold or purchased, has to have a valid Energy Performance Certificate in place.
Such certificates give basic guidance on how to improve the energy rating, whether it be through insulation, ventilation or sustainable and green alternative energy supplies such as photovoltaic panelling, thermal voltaic panelling, air source heat pumps or ground source heat pumps.
It is important to know that there is a minimum energy rating for any let property; however, upgrading the energy performance rating for a property may be more difficult than it appears, especially on older period properties or non-standard construction.
Such properties that may or may not be listed will have fundamental issues if they are incorrectly retrospectively upgraded, especially if Ordinary Portland Cement or cladding systems are put in place or certain tanking systems, especially to solid monolithic stone constructions which can significantly dry out the construction and therefore leave it potentially structurally unsound.
This is particularly important with stone and cob and can have a detrimental effect to the structural integrity of the property. This is why it is important to have an experienced professional’s opinion, to understand and analyse any possible viability and feasibility for any of the Energy Performance Certificate recommendations, as well as going above and beyond to determine and highlight any other possible areas of improvement based on the locality of the property such as the ground’s limitations, whether a ground source heat pump or air source heat pump may be a viable option or whether photovoltaic panelling or thermal voltaic panelling would be an option based on the restrictions, potentially within a conservation area or listed buildings, all of which make such improvements more unviable than other areas.
