Less than 10% of properties and commercial buildings within the UK are accurately insured under their building insurance policy. That means if a claim is needed to cover the total cost of rebuilding a building in the unlikely event that this is required those policies that are under insured will not be covered!
At Steren Surveyors UK Limited, we offer a desktop Nationwide service for your BCIS Insurance Valuations required for renewals of your commercial / industrial business premises and residential buildings insurance.
Reinstatement cost assessment and valuations in many cases do not require a physical site investigation for each property. Although this should be confirmed on a per policy basis.
However, we can also offer nationwide site inspections if required.
The BCIS calculates regionally per square meter for the reinstatement cost to rebuild your property from the ground up using modern materials and therefore the existing structure and materials are not a requirement for the calculation, deeming a site visit unnecessary in many cases.
All we may require for the calculation is the IPMS 2 (internal square meters of the subject building/s) which should be easily identifiable within your architectural plans, EPC Certificate or within your fire safety documentation, along with the completion of a short questionnaire.
Once we have received this information, we are able to accurately calculate your Reinstatement Cost Assessment on a local and regional basis throughout the UK.
This not only means that we can provide this service at a fraction of the cost, but also with a much quicker turnaround. If you are either a large conglomerate with multiple business premises, or a small business with an individual unit, we are able to provide this service within a short turnaround time providing an accurate BCIS Reinstatement Cost Assessment from our recognised RICS Registered Valuing Firm, however we will require you to contact us first as a discount may be able to be applied.
As a firm, we are more than comfortable to work directly with businesses or with their appointed or proposed insurance brokers in order to provide this quick, easy and reliable service.
Reinstatement Cost Assessment:
A Reinstatement Cost Assessment (RCA) is used to calculate the potential cost to rebuild a building and provide a ‘day one reinstatement’ figure, based on replacing 'new for old'. It is crucial for business premises owners to obtain an accurate Reinstatement Cost Assessment for their buildings to ensure that they have the correct amount of insurance and are adequately covered.
It is recommended that an accurate Reinstatement Cost Assessment is completed annually due to the fast changing economics and costs of materials.
